Condition report

We were asked to produce a schedule of condition for a 21,100 sq.ft industrial/Warehouse unit in Yate, near Bristol. This was to support the leasehold purchase of the property, to provide a record of the current condition of the property for the incoming tenant. Given the size and complexity of the unit, this required a detailed approach to ensure everything was covered.

Time Pressure

Time was tight. The schedule of condition (written description on an elemental basis and 1000 photos) was required to be issued to solicitors for engrossment within 2 days of inspection.

Structured Approach

The main challenge in this project was the time frame for the Schedule of Condition. With only 2 days to inspect, write up and issue the report to solicitors there was no room for error. To overcome this we used a very structured approach and efficient processes to maximise productivity.

Successful Completion

We completed this project on time and proved we can deliver quality reports under tight deadlines. The Schedule of Condition gave the client a solid and reliable document of the condition of the industrial unit at the time of purchase.
