We were instructed to prepare a schedule of condition for a 21,100 sq.ft industrial and warehouse unit in Yate, near Bristol. The document was required in connection with a new lease and was intended to provide an accurate record of the property’s condition at the commencement of the tenancy.
Given the size of the building and the level of detail required, the instruction involved a comprehensive inspection together with an extensive photographic record of the premises. To assist with the inspection, a combination of drone technology and pole camera equipment was used to capture high-level and otherwise difficult-to-access areas of the building.
Challenges
The completed Schedule of Condition was required by the client’s solicitors within two working days of the inspection in order to meet the agreed transaction programme. The final document comprised a detailed elemental description of the property supported by approximately 1,000 photographs.
Conclusion
The Schedule of Condition was completed and issued within the required timeframe, providing the incoming tenant with a detailed record of the property’s condition for lease purposes. The document formed an important part of the lease transaction and provided a clear benchmark against which the condition of the property could be assessed in the future.
