Instruction
We were instructed to prepare the design, tender documentation and contract administration for repair and redecoration works to the Grade I Listed Main House at Bath Spa University’s Newton Park campus. The project involved a range of external and internal repair works together with redecoration, requiring careful consideration of the building’s historic significance and ongoing use by the University.
Survey and Planning
The project commenced with a detailed inspection of the building to identify repair requirements and inform the scope of works. Particular consideration was given to the preservation of historic fabric and architectural features, with repair specifications developed to ensure compatibility with the existing building and its listed status. Tender documentation was prepared and competitive tenders obtained prior to the commencement of works.
Challenges
As the building remained operational throughout the project, careful planning and coordination were required to minimise disruption to staff, students and visitors. The programme of works was phased where necessary to allow continued occupation whilst repairs and redecoration were undertaken.
The listed status of the building also required a sensitive approach to repairs and material selection, ensuring that works were appropriate to the age and character of the property.
Project Execution and Completion
The works were completed in accordance with the agreed scope and the building benefitted from a comprehensive programme of repair and redecoration. The project demonstrates the importance of balancing conservation requirements with the practical needs of an occupied educational building whilst maintaining effective communication between all parties throughout the construction phase.
