Brio Building Consultancy was appointed as Principal Designer and Contract Administrator for the conversion of an existing open-sided agricultural storage building into a modern multi-use facility providing secure cycle storage, cleaning products storage, maintenance staff accommodation and welfare facilities.
The Challenge
The project involved the transformation of an ageing steel-framed farm building into a practical and energy-efficient support facility suitable for year-round occupation. Works included replacement of the life-expired asbestos cement roof covering, construction of new insulated timber-frame external walls, formation of a dedicated maintenance office and welfare space, installation of new drainage and services, and the creation of secure storage areas for both maintenance equipment and bicycles.
Whilst specialist structural engineering input was required in relation to foundation design and alterations to the existing structure, Brio Building Consultancy undertook a significant proportion of the design development and coordination work, ensuring the completed facility met the operational requirements of the client whilst remaining practical and cost-effective to construct.
A notable challenge arose during construction when an unrecorded culvert was discovered within the proposed foundation zone. Although long redundant and completely dry, the culvert was not shown on any available records and required prompt investigation and redesign of elements of the scheme.
Our Role
Acting as both Principal Designer and Contract Administrator, Brio Building Consultancy coordinated design information, managed contract administration duties, monitored quality on site and facilitated the resolution of unforeseen issues as they arose. Revised foundation and layout arrangements were developed in collaboration with the project team, allowing the works to progress without significant impact on programme or project objectives.
Outcome
The completed development provides Bath Spa University with a durable and attractive facility that supports day-to-day estate operations whilst making effective use of an existing redundant building. The facility now incorporates secure cycle storage, dedicated maintenance accommodation, welfare facilities and storage areas, all within a thermally upgraded and substantially improved structure.
