We were instructed to undertake a pre-acquisition building survey of a 23,000 sq.ft. riverside industrial premises in Bristol. The client required a detailed assessment of the property within a short timescale in order to inform a potential purchase decision.
Inspection and Report
A comprehensive inspection of the building was undertaken, including the use of drone and pole camera technology to assess high-level and otherwise difficult-to-access areas. The inspection also involved a practical, investigative approach where appropriate, including examination of accessible drainage systems and other building elements that could influence future maintenance liabilities.
The report was issued within five working days of the inspection and presented key findings using a red, amber and green rating system to assist with decision-making.
Challenges
The inspection identified evidence of structural movement that required a considered but pragmatic assessment. Rather than simply recommending further specialist investigations, the survey sought to establish the likely significance of the movement based on the available evidence, enabling the client to make an informed decision regarding the level of risk involved.
Particular attention was also given to building defects, maintenance liabilities and other matters that could influence the client’s decision-making. Due to the riverside location, consideration was given to environmental factors including flood risk and the potential implications for future ownership and management of the property.
Conclusion
The completed survey provided the client with a clear understanding of the condition of the premises together with the principal risks and liabilities associated with the acquisition. By combining a detailed inspection with practical, evidence-based advice, the client was able to make an informed decision regarding the proposed purchase.
