Acquisition Survey

Our team was engaged to conduct an acquiistion survey, a type of commercial building survey, for the freehold of a 23,000 sq.ft riverside industrial premises in Bristol. The property, due to its prime location and substantial size, attracted interest from multiple potential buyers, creating a highly competitive environment. To ensure our client had the best possible chance of securing the asset, a prompt and detailed assessment of the property was essential. The survey needed to provide a comprehensive overview of the premises’ condition, enabling our client to make a quick yet well-informed decision about submitting a bid.

Inspection and Report

Significant competition to acquire this asset required a prompt response from us. Accordingly, our inspection and report was issued within 5 working days. Key findings were presented in a red/amber/green format so that our client was able to make a prompt but informed decision as to whether to submit a bid for the property.

Challenges

The main challenge in this project was the need to deliver a comprehensive and accurate assessment of a large industrial premises within a very short timeframe. To achieve this, our team applied a systematic approach to the inspection, focusing on high-impact areas that could influence the property’s value or the client’s decision to bid.

Given the property’s riverside location, we also paid particular attention to potential environmental risks, such as flood damage or erosion, which could affect the long-term viability of the premises. Our experienced surveyors were able to quickly identify and document any issues that could impact the property’s desirability or require significant investment to rectify.

Conclusion

This case study highlights our commitment to providing clients with the information they need to make strategic property decisions quickly and effectively, ensuring they remain competitive in dynamic property markets.
