Acquisition Survey
Our team was engaged to conduct an acquiistion survey, a type of commercial building survey, for the freehold of a 23,000 sq.ft riverside industrial premises in Bristol. The property, due to its prime location and substantial size, attracted interest from multiple potential buyers, creating a highly competitive environment. To ensure our client had the best possible chance of securing the asset, a prompt and detailed assessment of the property was essential. The survey needed to provide a comprehensive overview of the premises’ condition, enabling our client to make a quick yet well-informed decision about submitting a bid.
Inspection and Report
With multiple interested parties vying for this asset we needed to respond quickly. So our inspection and report was issued within 5 working days. Key findings were presented in red/amber/green format so our client could make a quick but informed decision to bid for the property.
Challenges
The main challenge in this project was to deliver a full and accurate condition report of a large industrial unit within a very tight timescale. To do this our team used a structured approach to the inspection, focusing on the high risk areas that would impact the value of the property or the client’s decision to bid.
With the property’s riverside location we also looked at environmental risks such as flood damage or erosion that could impact the long term viability of the premises. Our experienced surveyors identified and documented any issues that would impact the property’s appeal or require significant work to put right.
